Things to do to make your home sale faster.

1. Make minor repairs that can create a bad impression.  Some small problems, like a loose or missing door knob, torn screens, or a dripping faucet may give a buyer the impression that the house isn't being maintained. 
2. Clean your gutters.
3. Make sure your house numbers are intact.
4. Clean out the garage.  Clear away anything that will make your home look undesirable or too small.  If you have a lot of things in your home that you are not using, but you still want to keep, consider putting them in storage.
5. Get rid of any undesirable odors like cooking, cigarette smoke or pet smells.  If possible, open the windows.
6. Make sure you have adequate lighting.  Replace any burnt-out bulbs.
7. Keep the inside of your home extra clean.  Don't leave any beds unmade or dirty dishes in the sink.  Clean your stove and refrigerator.  Remove any pictures and stickers you may have on the refrigerator.
8. Keep the grass cut, rake the leaves up and trim the bushes.  You may even want to plant some bright flowers.
9. Be flexible about showings.  Sometimes it may be difficult to have your home ready to show on a moments notice, but the more people see your home, the sooner you'll find a buyer.
10. Keep all pets out of the way.
11. Burn scented candles or put out potpourri.
12. Put a seasonal wreath on your door.
13. Put a center piece on your table.  You can use artificial flowers or a bowl of fruit.
